Kornboden

New Housing in a Culturally Sensitive Historic Environment

After parts of the buildings at Kornboden 1 were destroyed in a fire in 2020, Marge Architects were asked to develop a proposal for new development on this culturally sensitive site. The proposed new building, an apartment complex angled towards Nygatan/Kungsgatan, has been carefully designed to harmonize with the surrounding architecture. The roof's distinctive shape transitions the building's volume from five stories in the northeast to three in the south, where it meets the lower existing buildings along Kungsgatan. Important sightlines, such as the visual connection between Nygatan and Sportpalatset, are preserved. The proposal is planned to be entirely constructed within the framework of the existing city plan from 1884. The proposal is supported by several studies, both technical and antiquarian.

The design draws from typical “Stenstaden” aesthetics but is distinctly modern: Light plaster sits on a crafted base, a pitched roof with a pronounced roofline, a clear façade rhythm with tall windows and playful setbacks. The building's light colors harmonize across various materials and textures.

The project takes a comprehensive approach to enhancing the existing green structure in this part of the block. The aim is to transform the courtyard into a more attractive and vibrant resource for the residents of Örebro.
